Where the money went
The clearest signal is concentration. Rather than spreading evenly across the metro, investor purchases clustered in a handful of ZIP codes -- the same ones that saw the steepest rent growth over the prior twelve months.
What it means for buyers
If you are shopping in one of these areas, you are competing with buyers who do not need financing and can close in under two weeks. That does not mean you cannot win. It means your offer has to compete on certainty, not just price.
