What is a cash buyer?

On Agreedment a cash buyer is never a lead list or a self-reported profile. It is someone who actually closed on a property in the market you are looking at, recently enough to still be buying — identified from the transaction record itself, not from anything they told us.

Where does this data come from?

Every market page on Agreedment is built from recorded residential property transactions, not listings. We identify the buyers who legally purchased a property, group those purchases back to the person or entity behind them, and summarize what that activity looks like in a given place.

How do I read a market page?

Each state, county, city and ZIP page shows the same set of measures so markets can be compared directly: active cash buyers (how deep the buyer pool is), investor-owned properties (how much local stock those buyers hold), recent acquisitions (buying pace), median purchase price (what investors actually pay, usually well below retail comps), and strategy mix (the split between buy-and-hold, value-add or rehab, and new construction).

Which markets does Agreedment cover?

Agreedment covers markets nationwide, from small towns to major metros. Markets are added county by county rather than all at once, so each one arrives with complete history behind it instead of a partial picture. States listed without a link are not yet published — those records are still being processed, and they will start linking as soon as coverage is complete.

How often is the data updated?

Market pages are refreshed on a rolling basis as new records are recorded and processed. Every page shows its own "Data last updated" date at the top of the snapshot, so you are never guessing how current a number is. Counties differ in how quickly they publish recordings, so recent activity in a slower county can take longer to appear.
